Frequently Asked Questions

Buy land for joint venture of bungalow project. You can buy 4 Cattah or 6 Cattah land @ 1 lac per cattah for Joint Venture (JV) model for development of 2 identical duplex bungalows. JV Ratio: 50:50 (Landowner : Developer)

₹1,000 per sq ft on built up area and cost of land @ 1 lac per cattah.

The following are extra and chargeable as applicable:
  • Land registration, registration of joint venture agreement and power of attorney
  • GST and statutory taxes (as per government norms)
  • EDC (External Development Charges)

  • A) Expression of Interest (EOI) – ₹50,000
  • B) Agreement signing with another ₹1,00,000 within 1 month from EOI
  • C) Registration of:
    • Land deed
    • Development Agreement
    • Power of Attorney @ 1 lac per cattah after deducting paid amount and registration cost within 3 months from EOI
  • D) Obtaining sanction plan and all required permissions by the developer
  • E) Construction by the developer & payment for construction as per agreement
  • F) Handover of bungalow after receipt of full payment within 2 years from registration of deed

Cost: ₹1,000 per sq ft on built up area along with cost of land @ 1 lac per cattah

Payment Milestones:
  • ₹50,000 at EOI
  • ₹1,00,000 at Agreement (within 1 month of EOI)
  • Land registration @ ₹1,00,000 per Cattah + registration of deeds, JV agreement & POA (after adjusting already paid amounts, within 3 months from EOI)
  • 20% of total construction cost after sanction plan approval & before construction
  • 20% after 1st floor casting
  • 20% after 2nd floor casting
  • 20% after completion of plaster work
  • Balance amount (after adjusting all payments and registration costs) on or before possession

You / buyer will bear the registration cost of:
  • Land deed
  • Development Agreement
  • Power of Attorney

The builder/developer will retain the original deed for project security purposes.

  • Sanction plan will be obtained after registration of the Development Agreement.
  • RERA registration is generally not required for:
    • 2 independent bungalows
    • Land area below 500 sq meters
  • However, if RERA registration becomes mandatory, it will be obtained without exception.

  • Only branded and standard-quality materials will be used (subject to availability).
  • Complete specifications will be clearly mentioned in the Development Agreement.

Available options:
  • Starting bungalow: 3 BHK of 1,440 sq ft built up area with 1 open parking on 1,440 sq ft plot
  • Mega bungalow: 5 BHK of 2,160 sq ft build up area with 2 open parking on 2,160 sq ft land

Construction 50% of land area (subject to authority approval)

  • Cancellation charge: 20% of total paid amount
  • Late payment fee: 1% per month on cumulative basis
  • Lawyer fees: ₹25,000
  • EDC: Extra, as applicable

  • Indoor & outdoor games

Note: Club membership charges are applicable separately.

  • 6 months is grace period, after that @ 1 rupee per sq ft will be paid as compensation for delay in handover
  • Not applicable if delay is due to:
    • Late payment by landowner
    • Force majeure events

Currently, only two sizes are available. However, you may purchase multiple units to get a larger combined area.

  • No GST on land purchase and land registration
  • GST is applicable on construction-related payments as per prevailing government norms
